With the advancements in factory provided controls/communication interfaces, this provides owners and developers to realize project savings through an advanced integration solution versus “value engineering” equipment provided with zero options that then require third party components for functionality with any Building Automation/Building Management System. This also allows the end user to maintain their equipment through a single supply source of warranty versus dealing with multiple vendors and contractors. Even if there is not a BAS/BMS instance, GGT provides design solutions that allow for that infrastructure to be integrated in the future, without the need to install new piping, wiring and additional controls equipment. Addressing this on the build side brings a value-added proposition over tasking the end user to complete the work around an occupied facility.

We work with the area utility providers that serve a potential owner and/or developers’ site. Whether it is an existing retrofit project, or a new build, there are a wide range of rebates and incentives that may be utilized with sustainability goals in mind. Not all opportunities allow for the end user to achieve the desired final product, but working to identify those can lead to the reduction of value engineering and increase the return on investment. Combining efficient equipment with advanced automation allows for a maximized ROI and O&M savings strategy. In addition, we work with design engineers to identify relevant, and useful, alternative/renewable energy solutions that can maximize the sustainability/O&M goals. An example would be a Solar Thermal solution for a snow melt application. This solution allows the end user to have an automated means of snow removal by maintaining walkway and/or parking surface temperatures. In the event solar generation is not possible, a small backup boiler would be utilized to avoid unplanned labor and materials needed to maintain pedestrian safe surfaces.

So many specifications around the Direct Digital Control (DDC) for HVAC, Lighting, Occupancy Control, and more, have failed to keep up with the advancements in equipment capabilities around Temperature, Humidity, Indoor Air Quality, Occupied Lighting Control, Load Shedding, and more. GGT works with engineering teams to determine the opportunities for energy optimization while maintaining comfortable working conditions for the end user. This introduces advanced sustainability opportunities and maximizes the O&M savings by extending the life of the equipment, all without sacrificing tenant comfort.

Just because a building project is complete, or the scope of work is in the post-award phase, does not mean that the opportunity for additional sustainability and O&M savings cannot be achieved. Many of these may qualify for additional rebates and incentives based on the energy savings achieved. Whether it is a scale in occupants, changes to operational footprint, Special Events usage, or other changes, the opportunity for usage optimization always warrants investigation. GGT carefully studies the building behavior and energy consumption to identify primary, secondary, and tertiary methods of implementation. This allows the customer the ability to utilize the energy savings, rebates, and incentives to pay for continued improvements. No building is utilized to the exact strategy as originally designed which presents opportunities for continuous improvement.
